Seller Preparation:
Make repairs of known issues ahead of time
Clean the house thoroughly
Have the home ready on time
Make keys available
Keep utilities connected
Keep pilot lights lit
Clear workspace around systems like the electric panel and the HVAC unit
Provide access to crawl space and attic
Remove appliance contents
Clear exterior clutter and debris
Remove pets
Leave the premises if the inspection is being done on behalf of a potential buyer

Hire a trusted professional
Attend the inspection if possible
Make a list of questions
Remain reasonable and expect flaws to be found
